Thinking of selling your Sarasota home? July’s closed sales jumped nearly 50% month-over-month. But with 6+ months of inventory, leverage has shifted to buyers. In my professional view, once inventory crosses 4 months, we’re transitioning to a buyer’s market. At ~6 months today, we’re there. This article breaks down what changed, why it matters, and how Sarasota sellers can still achieve the best possible outcome with the right strategy.

Key Market Highlights (Single-Family Homes, July 2025)

  • Active Listings: 4,210 (up slightly month-over-month)
  • New Listings: 923 (more homeowners testing the market)
  • New Pendings: 815 (strong rebound from June)
  • Closed Sales: 842 (~50% jump from June)
  • Months of Inventory (MSI): ~6.27 — by my standard, that’s a buyer’s market
  • Median $/Sq Ft: $248 (down ~2% MoM; lowest since late 2021 - effectively a ~4-year price reset)

Context matters: Even with July’s surge, closed sales are still roughly in line with the same time last year — indicating June’s dip was unusually soft and July was more of a “catch-up,” not a breakout beyond last year’s levels.

Why I Call This a Buyer’s Market

Many national analysts label 5–7 months of inventory as “balanced.” In practice, here in Sarasota, I see buyer leverage start to appear as soon as MSI moves above ~4 months. At 6+ months, buyers have meaningful choice and negotiating power. That shift changes how we price, present, and promote a listing if we want to win this market - not last year’s.

Pricing Is the Primary Driver (Not Rates)

Yes, 30-year fixed rates around ~6.5% are near the lowest levels of the past year. But rates have hovered in the 6.5–7.5% band for about three years, and last time we were here, sales didn’t spike. July’s momentum is tied to affordability - specifically, a lower $ per sq ft that brought buyers off the sidelines. Buyers are responding to value, not peaks.

Seasonality Still Matters

Historically, closed sales trend down from July through late fall, picking up again around late January. July’s strong absorption bucked the typical early-summer slowdown, but sellers should still plan with seasonality in mind: demand becomes more selective in Q4, and the right strategy now positions you to capture serious buyers before the new year bump.

What Sarasota Sellers Should Do Now

  1. Price to the market you’re in. Align with today’s comps and the lower $/Sq Ft trend. “Testing high” often leads to stale days on market and bigger price cuts later.
  2. Dial-in presentation. Minor pre-market improvements, professional staging touches, and high-impact media (photo/video) elevate perceived value and reduce time on market.
  3. Maximize exposure. Precision marketing (local + out-of-area affluent buyer reach), strong listing distribution, and a consistent remarketing cadence convert interest into showings.
