Text Messaging Terms and Conditions

These Terms and Conditions describe the Text Ed business messaging program used by Ed Grabowski, Professional Real Estate Broker with Preferred Shore Real Estate, in connection with real estate inquiries through SWFloridaFineHomes.com. They address our direct text conversations, not the terms of a real estate brokerage, listing, purchase, or sale agreement.

SWFloridaFineHomes.com also offers website and property-search functions through Real Geeks. Its separate Terms of Use and Privacy Policy remain available for those website and platform functions. These Text Messaging Terms and Conditions do not replace or reproduce the Real Geeks documents.

Starting a text conversation

Selecting the Text Ed button on your mobile device opens a prepared message in your messaging app. Nothing is sent to us merely by selecting the button. You can review or edit the message, and the conversation begins only if you choose to press Send.

If you send a message to Ed Grabowski at (941) 269-1688, you are asking us to respond by text about the real estate inquiry you initiated. Our messages may include answers to your questions, discussion of your property or real estate options, appointment scheduling and reminders, and follow-up related to that inquiry. The number and timing of messages depend on the conversation. This process does not enroll you in an unrelated promotional text campaign.

Frequency, charges, and consent

Message frequency varies. Message and data rates may apply to messages sent to and from us. Charges depend on your mobile plan and carrier. Texting with us is voluntary, and consent to receive text messages is not a condition of purchasing real estate services.

Stopping messages and getting help

To stop receiving texts from this program, reply STOP to a message from our business number at any time. We will honor your opt-out and stop sending further texts under this program. You may receive one final message confirming the opt-out. If you later want to start a new text conversation, you can initiate one again through the Text Ed process.

For assistance with our text messages, reply HELP to a message from our business number or contact Ed Grabowski at (941) 269-1688. If an issue is urgent, please call rather than relying on a text message.

Carriers are not liable for any delayed or undelivered messages. Delivery and availability can depend on your device, carrier, and network conditions.

Privacy

How we handle personal information, mobile numbers, and text-message consent is explained in our Preferred Shore Real Estate Privacy Policy. Mobile information and SMS opt-in data are not sold or shared with third parties or affiliates for their marketing or promotional purposes. Service providers needed to deliver and manage the conversation may process the information as described in that policy.
